Many of our clients come to us to help them improve the aesthetics and or function of their home – the spaces that they can see and use. Things like comfort and energy efficiency are a lower priority, if a priority at all. It’s not until we ask questions about the comfort of their home that energy efficiency becomes part of the discussion.
Do you have some rooms that are freezing in the winter, and sweltering in the summer? What could be causing that? Often, it can be attributed to a few factors – old leaky windows which allow for heat gain and loss, under insulated walls, or a poorly designed mechanical system. When we assess a house as a whole, it creates the opportunity to improve your home in ways that do not affect the visuals, but can cause a marked improvement in the comfort of your home.

Please read this important winterization bulletin to ensure your home is prepared for winter.
Do You have automatic sprinklers?
It’s time for an annual irrigation system “blow out”. Fall winterization is recommended to ensure that your system does not freeze over the winter. Winterization involves more than just turning the water off, it is also recommended that water be forced out of your sprinkler pipes with an industrial compressor.
If you don’t already have an annual maintenance program set up, give us a call so that we can help you get set up.
Do you have a frost-free hose bib?
Frost-free bibs still require the removal of your hose in the winter ! Not removing hoses from hose bibs can trap water that will cause the fixture to freeze.
The tricky question of humidity levels…
Last winter was colder than normal for our area, as a result we had many calls regarding shrinking trims, cracking drywall and separating wood floor boards. The culprit is HUMIDITY.
Cold temperatures mean turning up the heat. Wood likes consistent humidity and temperatures. Wide fluctuations will cause trims and floors to shrink and expand, causing cracks and gaps.
Humidity in your home this time of year should be between 30% – 40%. A qualified HVAC technician can test the humidity levels in your home and determine if you would benefit from the installation of humidifier/dehumidifier.
In the meantime… if you go on holidays do not turn the heat down to save as it can end up costing in the long run.

Have you ever fantasized of building your dream home? So did the homeowners of this modern new build in the heart of Fort Langley. With the help of My House Design/Build Team their fantasy became a reality - with an exceptional outcome.
These clients had a strong vision for a modern, clean lined home with a definite nod to Mid-Century Modern styling. As a young professional couple with a single child, they wanted their home to be ‘full service’ and to grow with them. The master suite is located on the main floor, allowing the owners to age in place, although they far from that chapter of their lives. It has every woman’s dream closet, and a fantastic ensuite bathroom. The clients wanted to keep glass to a minimum, so this space has a wet room that houses the luxury shower and funky freestanding tub. No soap scum in sight!
This spec home in Surrey underwent a complete main floor renovation completely transforming the space. We threw out the original floor plans and created a new layout from scratch. A total rework of the layout was in order to accomplish the client’s wishes. They desired a view to the yard from the front door, family centric design and a year-round outdoor living space. With a blended family and extensive extended family, the clients really wanted an open and welcoming space where they could spend quality time with the ones they love. In addition to a beautiful home, the space needed to be user friendly and easy to clean. A lot of the decisions made were influenced by the client’s desire to add a large breed four-legged family member to their household in the near future.
